2016 Levy AMENDED TAX BILL was sent out

YOUR TAX BILL HAS NOT CHANGED - INFO SENT BY COUNTY:

*In an effort to continue our longstanding practice of transparency to our Will County taxpayers, and to preserve the confidence taxpayers have in the property tax cycle, you are receiving the enclosed bill.

*This bill corrects a misprint of the S/A Eq. Factor, which is required to appear on the tax bill according to state statute.

*This misprint in no way changes the bottom line Total Tax Due.

2018 Informational Farmland Forum

The Will County Supervisor of Assessments cordially invites the Farmland Committee, Township Assessors, Will County Farm Bureau and all farmland owners to attend the 2018 Informational Farmland Forum. The forum will take place on Tuesday, August 15, 2017, at 10AM in the County Board Room, on the second floor of the Will County Office Building, 302 N. Chicago Street in Joliet. 

The forum is open to the public and held to discuss the Certified Values for the 2018 assessment year, the effects the values have on assessments for farmland owners, who is responsible for these changes, and why there will be a consistent change from one year to the next. Guest speaker Brenda Matherly of the Illinois Farm Bureau will be attending and giving a detailed explanation in regard to these topics.

ASSESSMENT NOTICES

Dear Citizens:

In DuPage Township, we look at all subdivisions every year to determine what is happening with the market; whether it is going up, down or staying the same.  Appropriate factors are applied to the subdivisions if needed, and notices are sent.   In a non-quadrennial year, if there are no changes, the parcels do not receive notices.  If a township multiplier is applied by the county, no notices are sent, and the multiplier is published in a local paper chosen by the county; this is more cost effective for the tax payers.  DuPage Township received a 1.0505 multiplier from the County for 2017. If no changes were made, other than the multiplier, no notices are sent.  

Notice values and multipliers are used for the 2017 tax bill, which is payable in 2018.  Notices are not a bill!  Please remember these values are as of January 1, 2017.  Please keep in mind:

  • The assessment is 1/3 of market value (.3333)
  • Assessments are based on 3 years of VALID sales prior to the assessment date.  2017 values are based on sales from 2016, 2015, and 2014 – not current market.
  • Exemptions will NOT appear on this notice.  This includes senior freeze amounts.
  • You may file an Assessment Review Inquiry located on this website if you don’t agree with your assessment.  Please note the deadline for doing so (August 11, 2017).  This deadline is in place so if you do not agree with the township’s decision, you still have time to file a formal appeal with the board of review.
  • Once the notices are sent and publication is made of the multiplier, there is a 30 day period in which you can formally file an appeal with the Will County Board of Review. 
  •  You DO NOT need to hire a lawyer, a tax consultant, or pay a fee to have your assessment reviewed. This is what we do and we are here to help you understand the process. 
  • If the property is a new sale, please contact our office before filing.  We may be able to avoid the appeal process. 
  • If your argument is equity. Find three comparables within your subdivision, if possible, of same or similar style and size.  Our office does not do the research for you.
  • If you believe there is an error in what you are being assessed for, please contact us prior to filing. We may be able to avoid the appeal process.  Check our website with your PIN and make sure everything is accurate.  Please know that we are still constantly updating our system, but we will be happy to review your property information with you.

Formal appeals are now submitted electronically. To file a formal appeal with Will County Board of Review, please visit their appeal portal at borappeals.willcountysoa.com.  DuPage Township does not have Board of Review appeal forms in our office. The deadline to file an appeal is Tuesday, September 5, 2017.
