Notices and Assessment Process Information:

In DuPage Township, we look at all subdivisions/neighborhoods every year to monitor what is happening with the market.  Assessments need to be at approximately .3333 of the market value which is based on 3-year prior valid adjusted sales.  Appropriate factors are applied to certain areas if needed, and notices are sent.   In a non-quadrennial year, if there are no changes made by the township office, the parcels do not receive notices.  If a township multiplier is applied by Will County, no notices are sent; the multiplier is published in a local paper chosen by the county, and it is posted on appropriate websites.  This is more cost effective for the taxpayers and has been the practice for many years.  DuPage Township received a 1.0695 multiplier from Will County for 2022. It has been a fast-rising market, and most of the townships in Will County have received multipliers between 1.05-1.10.

THE 2022 ASSESSMENTS ON THIS WEBSITE ARE NOT FINAL VALUES. THEY ARE VALUES AS OF THE PUBLISH DATE  BY THE COUNTY.  THEY DO NOT INCLUDE ANY CHANGES MADE AT THE LEVELS CURRENTLY OPEN.  THE FINAL VALUES WILL NOT BE POSTED UNTIL THE BOARD OF REVIEW HAS CLOSED THE BOOKS AT THE END OF THE YEAR. Notice values and multipliers are used for the 2022 tax bill, which is payable in 2023.  Notices are not a bill! 

Please keep in mind:

The assessment is 1/3 of market value (.3333)

Assessments are based on 3 years of VALID adjusted sales prior to the assessment date of January 1, 2022.  2022 values are based on adjusted sales from 2021, 2020, 2019 – not current market.

Exemptions will NOT appear on this notice. 

Once the notices are sent and publication is made of the multiplier, there is a 30-day period in which you can formally file an appeal with the Will County Board of Review.  Formal appeals are now submitted electronically with the Board of Review. Please visit their appeal portal at borappeals.willcountysoa.com when the filing period is open.   The Assessor’s office does not have copies of the Board of Review appeal forms, it is all on-line at the above stated website.

Homeowners DO NOT need to hire a lawyer, a tax consultant, or pay a fee to have your assessment reviewed. This is what we do, and we are here to help you understand the process. 

If the property is a new sale, please contact our office before filing, we may be able to avoid the appeal process.  If it is close to the deadline for filing, please file and we will reach out to you when the appeal is received in our office.

If you are filing on equity. Find three comparables within your subdivision/neighborhood and of same or similar style, size, and amenities.  Township office does not do the research for you.

If you believe there is an error in what you are being assessed for, please contact us prior to filing. We may be able to avoid the appeal process.  Please know that we are still constantly updating our website and system, but we will be happy to review your property information with you.

When a multiplier is applied, that does not necessarily mean the tax bills will go up that amount. The Assessor’s office does not set your tax bill or amounts.  Your taxes are based on budgets of the taxing district’s where the property is located. This appeal process is NOT to appeal your TAXES, only assessments.  If your tax bill amount (rate) is what is in question, then check the center of the bill for all the taxing districts and contact them about their budget hearings.  The rate is what makes your tax bill.  An assessment is apportioning a tax burden within a taxing district fairly.  If you need to find your tax bill amount, visit website of Will County Treasurer at www.willcountytreasurer.com to review current bills and past bills.

EXEMPTION UPDATE:  

2022 All Exemption forms have been mailed on April 15, 2022. If you did not receive one, please come into our office for assistance. If you are a new applicate for any of the exemptions, please see the exemption page for details, call our office or come into the office to apply.  You do not need an appointment to have us help file the paperwork.  Everything is done electronically now, so please be sure you are going to the correct township office to file for the exemptions.  Please see our exemption page for required documentation before coming into the office or give our office a call.
